Preparing Your Site for Construction

Now that you have a piece of property and you’re ready to build, here are the first things that will need to be dealt with in order to get your project moving forward. Ensuring that there is access to the site is the first priority. It may be necessary to do some initial site grading/ driveway construction work first. Once the site is accessible, the next step is determining the house site location. There are several factors, such as land topography, potential views, site restrictions, etc. that will be a factor in the decision of where to place the house. Once the general house site area is determined, it’s time to initiate the process of establishing the power, water and septic/sewer sources for the project. This usually means working with the local power company to establish new power at your location. Normally, this starts with “temporary electric” which is established to provide electricity during the construction of the home. Water typically either comes from a community water source or by drilling a well on the property. Sewer services will either be provided by a community sewer system or may require the installation of an individual septic system on your property. If this is the case, you will need to coordinate with your local Health Department to obtain the necessary permitting and approval before the installation of a septic system can be started. Depending on your local area, you may need to obtain permits from local building departments/ planning offices before initiating any work on your job site. Contact you local building department to find out what they require before you get started. Once you have these important items accomplished, you’re ready to break ground for the construction of your new home!
